You don't sell houses. You sell neighborhoods.
Every listing appointment is the same argument: I know this neighborhood, and the people who want to live here already listen to me. SIGNL is where a realtor proves it. Join free as a creator and get comped at the spots in your neighborhoods. Then, when a listing comes, local creators put your name, your open house and your face in front of the whole neighborhood, with you as the star.
Ads reach everyone except the people who live nearby. SIGNL puts creators who live in your market inside your business, posting to neighbors who can walk in this week.
You are the star.
Get comped in your own neighborhoods
You already have to post to get found. SIGNL makes the posting pay you back, and makes it count as proof.
Claim your founding profile
Sign up free as a creator in about a minute. Your audience stacks across your platforms, your tier band sets itself, and your public profile starts building a track record you own: delivered visits, an on-time record, and a local audience percentage businesses can see.
Visit the businesses in your neighborhoods
Coffee shops, restaurants, salons and spots inside the neighborhoods you sell comp you a meal, a service or an experience. You visit like a real guest, redeem inside the app, and post honestly within 48 hours: 1 post or reel plus 1 story that shares the post, your words, fully disclosed.
Every visit tags to your neighborhoods
Each delivered post lands on your profile under the neighborhood it happened in. That running record is your Neighborhood Authority profile: your neighborhoods named on your profile, every delivered post and visit on the record, your local audience shown. Your neighborhoods, proven, on a page you can link from your bio, your email signature and your listing materials.
SIGNL is free for creators. Always. Businesses pay the platform. You never pay to join, to list, or to get booked. That rule does not change because you also sell houses: the creator side stays free even while your buyer side runs campaigns.
Walk into the listing appointment with proof
Sellers pick the agent who looks most connected to their neighborhood and most able to market their home. The Listing Presentation Proof is a one-page sheet generated from your real SIGNL record: the neighborhoods named on your profile and your full delivered record of SIGNL visits and posts.
Your audience, local and counted
Your stacked audience and the share of it that lives in the seller's market, labeled by source. Not national reach a seller cannot use: the neighbors who can actually buy.
Your delivered record
Every SIGNL visit and post you have delivered, with the businesses and the dates, plus your Momentum and on-time percentage across every visit you have run. Your rating appears only once you have at least 3 ratings.
Attribution printed, ready to hand over
Your firm's name as licensed prints on the sheet, so the page you carry into the appointment is attribution-correct by default, the way your broker requires.
The proof sheet shows delivered activity only. No projected reach, no estimated buyer impressions, nothing a seller could later call inflated. The credibility is the feature.
Open House Content Crew: the open house, with you in it
An open house used to be a sign, a lockbox and whoever happened to drive past. The Content Crew turns yours into an event the neighborhood watches as it happens: local creators attend, film with you hosting, and post during the event, with your name and your brokerage on every piece of it.
During the event
Two to four creators walk the home with you as the host: walk-through reels, the rooms worth filming, you on camera presenting the home the way you would to a buyer standing in it. Stories and reels post during the event itself, tagging you and your brokerage, so the audience hears the listing agent's name while the doors are still open.
The pull
Each creator's local followers see your open house from someone they already follow, while there is still time to come by. That is foot traffic a yard sign cannot buy: neighbors who were curious, and buyers already watching this neighborhood, walking in the same afternoon.
After the doors close
Every creator posts a recap, and the footage is yours to keep running. Booked on the paid lane, crew content carries repost rights for your own channels plus ad use for 90 days under the standard license, so the walk-through you hosted can headline your listing ads all season. The creator always owns the original.
Crew creators attend as disclosed guests and post their honest impression. They never pose as prospective buyers and never state a price opinion as fact. The address goes only to accepted creators, with the seller's permission confirmed before the offer goes out.
Neighborhood Flood: your listing, fronted by you
A launch campaign for your listing, fronted by you, powered by creators. Generic neighborhood content does not differentiate you: forty other agents sell on the same streets. So every Flood post attaches to you, hosted by you, tagging you, or naming you as the listing agent. When the listing drops, the neighborhood hears your name, not just the street's.
The package
Eight local creators, weighted to people who live in or already post in the neighborhood. Four to six comp visits are hosted by businesses in the neighborhood, and each hosting business receives its own tracked post. Three to four paid-lane bookings carry the launch stories you direct through a brief, and the launch posts name you and the open house outright: listed by you, open Saturday.
The timing
Posts stagger across days 14 to 2 before the listing's public launch, never all on one day. A launch that builds day by day reads as momentum, and it keeps your name in the neighborhood's feeds for two straight weeks. A launch that erupts on a Tuesday reads as an ad buy.
What you receive
The campaign calendar before launch, every post link as it lands, a closing summary with reported views and the code tallies from hosting businesses that opted into creator codes, and the rights summary for every post: comp posts are yours to share natively with the creator credited, paid posts add reposting and ad use for 90 days under the standard license.
Creator-made content, with you as the star
Realtors need content constantly and most hate making it. Creators make it for a living. Booked through SIGNL, creators produce content for your own channels with you hosting: the polish is theirs, the face and the name are yours. This is the work a plan quietly does for you between listings, which is what makes the subscription worth keeping.
Neighborhood tours, hosted by you
You walk the streets you sell while a creator films, edits and cuts it for your channels. The tour shows off your knowledge of the neighborhood, and it carries your name and your brokerage, not a platform's.
Just-sold stories and market updates
The formats buyers and sellers actually watch: the just-sold story, the what sold on this street this month update, the price-move explainer. You bring the facts and the face. The creator brings the craft that makes people finish the video.
Yours to run
Brand content is booked on the paid lane at the creator's listed rate: you pay their rate plus 3%, they keep 97% of their rate, and SIGNL holds the payment until the content is delivered. Your channels get repost rights plus ad use for 90 days under the standard license. The creator always owns the original.
Guardrails the generic platforms do not ship
Real estate advertising is regulated, and your license is your livelihood. Generic creator marketplaces hand a realtor the same blank tooling they hand a shoe brand. SIGNL's realtor templates carry the guardrails inside the tool, so the safe way is the easy way.
Fair Housing, built into every brief
Briefs describe places and facts only: the park, the coffee shop, the street, a commute time stated as a fact. No steering language, no phrasing that sorts buyers by who they are, no demographic descriptions of a neighborhood. Every Neighborhood Flood brief passes a compliance check by a person before it goes out.
Brokerage attribution, automatic
Your firm's name as licensed prints on your Listing Presentation Proof and on campaign summaries, and your ad use of a paid post carries the firm identification your broker requires. Confirm your broker's specifics once, and the templates hold them.
Creators promote. You sell.
The split is written into every booking: creators promote the open house, the launch and you. Selling the house is your job alone, so a creator never quotes a price, financing or terms as a sales pitch. Every post is disclosed under the same FTC practice as every SIGNL visit, and a paid booking buys direction, never a verdict.
These guardrails are platform practice, written to be confirmed with your broker before your first campaign. They are not legal advice, and your brokerage's rules and your state's rules always govern your advertising.
One agreement puts every agent on both sides
A brokerage deal onboards the whole office at once: every agent a creator with a neighborhood record of their own, and buyer capacity the office draws on when listings come.
Every agent a creator
Each agent claims their own profile and builds their own neighborhood record, free. For recruiting and retention, that is a story a broker can tell: our agents get a neighborhood content system and listing presentation proof, not another portal bill.
The office view
The brokerage sees plan activity, campaigns run and visits delivered across its agents, with firm attribution set once for the whole office instead of agent by agent.
Buyers when listings come
Agents draw on the office plan for open house content crews, listing launch campaigns and brand content, timed to their own pipelines. Between listings, their creator profiles keep earning at no cost, which is why agents stay on the roster instead of churning off it.
The same published plans, mapped to real estate
One closing funds years of any plan on this page. The creator side is free either way; these prices are only for the buyer side.

Applying now puts you on the founding business list: your category spot is held in application order, and your founding pricing ($199 Self-Service, $349 Growth, $699 Managed) holds while you remain subscribed. Your plan begins when your market launches, and nothing is charged today. Every creator you book is ranked by local audience share, the share of their followers who live in your market, and every visit is covered by the Visit Guarantee.
Straight answers, no sales talk
Do I have to be a creator to buy a Neighborhood Flood?
No. The two sides of SIGNL are independent, and plenty of agents will only ever buy. Joining as a creator is free and separate: it builds your Neighborhood Authority profile and your Listing Presentation Proof. Buying a Neighborhood Flood, an Open House Content Crew or brand content sessions works on its own, on a plan or as one-time bookings.
What does it cost to join SIGNL as a creator?
Nothing. SIGNL is free for creators. Always. Businesses pay the platform. You never pay to join, to list, or to get booked. As a creator you get comped at local businesses and post honestly about the visit. If a business books you on the paid lane instead, you list your own rate ($50 minimum) and keep 97 percent of it.
What can creators say about my neighborhood?
Their honest experience, in their own words, and your name on the launch. Neighborhood Flood and open house posts name or tag you and your brokerage and promote the event: listed by you, open Saturday. Briefs give creators places and facts to feature, never steering language or descriptions of who should live somewhere, and every flood brief passes a compliance check before it goes out. Creators promote the event and the agent, and they never quote a price or terms as a sales pitch, because selling the house is your job. No post is ever scripted or required to praise anything.
Who owns the content creators make?
The creator always owns their content. What you receive depends on the visit type. A comped visit gives you native sharing only: you can share the post as it ran, with the creator credited. A paid visit adds reposting on your own channels and ad use for 90 days under the standard license. Rights follow the visit, never the plan.
Can my brokerage see my activity?
Under a brokerage agreement, yes, at the office level: your office sees plan activity, campaigns run and visits delivered across its agents, which is what makes the program manageable for a broker, with firm attribution set once for the whole office. Your creator profile is public by design, since it is your own marketing asset. An agent who joins on their own, outside a brokerage agreement, runs their own account.
How does the Listing Presentation Proof work?
It is one page generated from your real SIGNL record: the neighborhoods named on your profile, your local audience size and local percentage, your Momentum and on-time record, and every SIGNL visit and post you have delivered, with dates. Your rating shows only once you have at least 3 ratings. Your firm's attribution prints on it, ready for the appointment, along with the date it was generated and a line that reads Activity verified by SIGNL. It shows delivered activity only, never projected reach or estimated impressions.
